Plans for nine new homes on Northumberland farm site

Applicant J Guiry is seeking planning permission for nine properties at Glanton Town Farm, on the north-western boundary of the village.
The proposal, which has been submitted to Northumberland County Council, is to convert the traditional agricultural buildings on the site into six two and three-bedroom dwellings and to build three new four-bedroom stone houses on the stackyard to the west.

Hide AdTo the north of these, there is a group of modern agricultural buildings, which would be retained for the storage of hay and cover for sheep.
The site currently has two entrances – from the south via a narrow lane also serving a number of residential properties, and from the west via a gated agricultural access, which also provides access to two other properties.
It is proposed to provide a new single access off the adopted highway to the west, within the village’s 30mph limit. The lane to the south would be blocked off, while farm vehicles would continue to use the existing gated access to the north.
A planning statement submitted with the bid claims that the proposed development would have ‘a positive impact on the character and appearance of the settlement and its setting’.

Hide Ad‘It has been designed so that the new-build dwellings are adjacent to the site access and as such form a strong boundary to the north-west of the settlement, especially when viewed on the approach to the settlement from the north, and will integrate the site with the village when viewed from the west with a well-designed road frontage.’
It adds: ‘The proposed development is considered to be beneficial as it will remove the existing more operational side of the farm from the settlement entrance.’
Plans for two homes on a site across the road, described as land west of Heather Cottage, were approved in 2016, before an amended scheme was given the go-ahead in May last year.
A further application for a four-bedroom detached house and garage on the same site is awaiting a decision.
